Whether you prefer it or not, when you apply for planning permission, then you are in an unstable position regarding whether you can have the permissions granted or not. But, a few architectural practices of Dublin state they are having a 100% success rate when planning applications are concerned. It is their way to demonstrate their track record, but the architectural planning applications are always approved right as the City Councils are approached. The approval is essential for the design and in turn for the client.

When a 100% success rate is to be achieved with planning applications, then still a risk factor remains behind, how excellent the architectural design appears to be while the real question revolves around how should the success be achieved.

  1. Safe Architectural Designs

With the approach being to create non-controversial and safe designs, which do not force the boundaries of the possible and achievable matters, then it is unlikely to be interesting to the clients looking for unusual designs.

2. Application Withdrawal

Within the threshold of the planning applications in Dublin, if the architectural practice favors planning applications withdrawal because of the objections made by the neighbors or by the planning office as the means to avoid rejection. Then it has to be reapplied with a diluted or else a compromised scheme, which again will not be preferred by the client. If the planning applications are withdrawn early for avoiding refusal in such a way, then it indicates self-doubt and a dearth of real commitment and belief meant to be in the original proposal.

3. Pre-Application Advice

With the architects and professional designers seeking permission, they will surely refrain from asking for local planning authority’s advice. They are aware of their rules and regulations necessary for the planning permission’s approval chances. They reserve the need for seeking pre-application advice for the projects appearing tricky from its very outset, or they are just given on the listed building, or else within the Conservation areas.

From its very nature, the planning system and design are much subjective. Definitely, there are a few prescriptive rules to be strictly followed, but when the good design and scale issues are the concern, then quantifying the character and bulk is extremely difficult.

The architects are well aware of the needed implications before they ask the planning officer to review a radical or any such unusual designs at the early stage. In case, the planner dislikes a scheme, then the architects modify the proposal or they reject the idea before finalizing them and choose a more conservative design.

4. The Acid Test

The planning application’s acid test is to let it continue its course and locate the objections and let the local authority take a decision. The planning officers’ decisions could be based on their delegated powers or could be taken by the committee of elected councilors. Often they rightly take the decision and sometimes they might not. But in major cases, the local planning authorities inspect, review, and approve the architectural designs.

When the architects design the plans, they follow the architectural rules after they have analyzed the site. Their created plans are perfect and thus when they present them before the local councils, then the planning applications are approved, hence they achieve success.
